Are You READY to Sell Your Piece of Land?

Have you done the following:

Find the survey you had done on the land/lot.
Get that Certification Letter from the Health Department
You need a copy of any deed restrictions that maybe on the lot/land.
If you live out of state and don't have a survey, can you tell the Realtor exactly where the vacant land or lot is located.
Is there a cleared path go through the vacant land?

The Realtor will need to know exactly where the land/lot starts, stops, and how far back the land/lot goes.
If you don't have a survey, can you tell the Realtor for sure where the lot/land is located.
The last thing you and the Realtor want to find themselves in, is a lawsuit because you sold the wrong piece of land.
If you have a certification letter this will help to indicate if a well and sewage system can be installed or not.

A good path through the lot/land, it doesn't have to be perfect, but clearing some of the under brush
will make it safer and easier for the Realtor to show the land and for the buyer to look at it.

Note Deed Restrictions, the buyer will want to know what he/she can and can not do with their new purchase.

Just by doing some of these things will not only help the Realtor sell your property
but close/settle on your real estate transaction faster.

Remember sellers, this is only the begining.

There will be a lot more questions that you will have as you go through the process.
Don't be afraid to ask them! Remember, there is no such thing as a dumb question.
